If you’re just getting started in HMOs, the idea of finding and sourcing properties can be overwhelming, there’s so many people saying‘ do this’ and ‘don’t do that’🤦
The good news is, when it comes to finding deals, it can actually be pretty straightforward, and you really don’t (and shouldn’t) try to do it all at once!👇
If you can only justify spending a small amount of time or money on finding properties to begin with, that’s cool! You don’t ‘need’ a fancy direct marketing strategy, you don’t need to find the deal of the century and you don’t need to be viewing 30 properties a week! You just need to get started and build up to all that!
In the early days, sticking to a small budget forced us to be resourceful, but we tried lots of things and some were right, and some were wrong. And the most important thing I learned is that effective marketing takes time, sometimes years, and I’ve still not got it totally figured out! So be realistic and be prepared to test and refine everything you do for several months before you have any idea of your success rate. This doesn’t mean you can’t achieve results quickly, but consistency and persistence are key if you want to build somehting great!
